A neighbor of the Manhattan financier accused of raping a 14-year-old girl told The Post he frequently saw a child – who appeared to be 11 or 12 – at the accused sex fiend’s apartment and that she “was always alone in the hallway.”

Rocco Flammia, 44, said his secluded next-door neighbor Michael Olson, 55, lived with a woman but also fequently had a young girl at his Battery Park apartment.

“I thought it was their child, or maybe from his previous marriage, she looked like she was mixed [Asian/white] but I haven’t seen her in months,” Flammia said.

“She was maybe 11, 12,” he said, adding that he last saw the girl “months ago” when she was walking the couple’s two little white dogs.

“I guess they would let her go out by herself. She was always alone in the hallway going out to walk the dogs.”

Olson was indicted on 17 criminal counts on Thursday and fired from his job the next day.

Flammia said the girl was friendly and always said ‘Hi’ so he didn’t think twice about the relationship.

Olson was indicted Thursday on 17 criminal counts that included his alleged sexual abuse of the teen he is accused of grooming through Instagram.

It wasn’t clear if the young girl the neighbor saw with the couple was the same girl Olson’s accused of raping at hotels across the city.

Flammia said his neighbor always wore noise-cancelling headphones and that his companion also seemed much younger than him.

“She’s much friendlier, the wife or the girlfriend, Jackie,” he said.

“I rarely saw them together. It was kind of weird. He’s in his 50s, and she’s very young. She’s a cute girl.”

“I’m happy I have two boys,” Flammia said.

“It’s very disturbing. I literally share a wall with this guy.”

Olson and the woman were “very quiet” neighbors but the dogs frequently barked and it wasn’t clear how often anyone was home, Flammia said.

Prosecutors said Olson targeted vunerable Asian girls who wrote on social media about money troubles or self-harm.

The creep even kept a spreadsheet that tracked the drugs he fed his victims and how much he paid them.

“In his own words, he detailed how he would pay them first to meet with him, and then pay them more if they performed oral sex on him or have intercourse with him,” Manhattan prosecutor John Fuller said in court.

Olson first contacted his 14-year-old accuser in December 2022 when she posted on Instagram about struggling to afford clothes, according to the indictment.

He allegedly raped her multiple times, including a handful of dates between April and May 2023, in exchange for $700 a week.

Authorities learned of Olson’s alleged activities May 26, when the victim overdosed on a lethal cocktail of cocaine and ketamine in a Manhattan hotel room.

Authorities said items recovered from the room included sex objects such as vibrators, handcuffs, rope, lubricant and condoms.

“The defendant said he brought these objects to the hotel that day as gifts [to] a 14-year-old girl,” Fuller said.

Olson was axed by Dwight Mortgage Trust, a real estate oriented firm, the same day he was indicted.

“Yesterday we became aware of the serious criminal allegations against one of our employees, Michael Olson, and immediately after learning about these allegations, he was terminated,” a rep for DMT told The Post on Friday.
